Property Transfer Tax (PPT) exemption, (not to be confused with the City of Vancouver Property taxes.)
Basically if you have never owned a home, the Province of British Columbia gives you an exemption from paying the property transfer tax (PPT) providing that the purchase price is below $475,000.
If the purchase price is between $475,000 to $500,000 there is a sliding scale of how much you will need to pay.
Using the PPT calculations on the BC Government website, here are some examples:
$480,000 = approx. $1520 PPT payable
$485,000 = approx. $3080 PPT payable
$490,000 = approx. $4680 PPT payable
$495,000 = approx. $6320 PPT payable
