Did you know that I work for you for FREE!

Up until the time of completion of the purchase of your new home you pay me nothing!
And 99% of the time at completion you still do not pay!
(It is incredible to think that you have:
friendly professional advice, a dedicated full-time market specialist
and proven negotiator working for you, for FREE)

As a first time buyer, you're likely to have many questions:
  • Where to start?
  • What can we afford?
  • Types of Mortgages / Financing
  • How does the home buying process work and what can we expect along the way?
  • What new listings are coming on the market that match our criteria?
  • How do we find out if there has been a price reduction or photos have been added of a property that we are interested in?
  • What money do we have to set aside for closing costs?
  • What is the Property Transfer Tax (PPT)?
  • Is there GST payable?
  • Is an inspection needed?
  • How to find a notary / lawyer?
These are a few of the many thoughts and questions that will be running through your head. It is natural and this is where you need professional help which is where I come in.

Using my Buyers Information Package as a guide you can explore:
What does a real estate agent do? who do they work for?
Types of housing and mortgages
First steps to buying a home
The home buying process

Use the Closing Costs Worksheet so you know what monies you will need to set aside.

Property Transfer Tax (PPT) exemption, (not to be confused with the City of Vancouver Property taxes.)

Basically if you have never owned a home, the Province of British Columbia gives you an exemption from paying the property transfer tax (PPT) providing that the purchase price is below $475,000.

If the purchase price is between $475,000 to $500,000 there is a sliding scale of how much you will need to pay.

Using the PPT calculations on the BC Government website, here are some examples:

$480,000 = approx. $1520 PPT payable

$485,000 = approx. $3080 PPT payable

$490,000 = approx. $4680 PPT payable

$495,000 = approx. $6320 PPT payable
(exact amounts should be verified)

In 2013 the B.C. Government had a program for First Time Buyers' Bonus This program is not permanent and is at the B.C. Government's discretion. It could be repeated or not.

Are you ready to embark on the exciting journey of buying and owning your very first home?

I look forward to hearing from you.
Keep smiling, Annette
